Thailand Property Tax Holiday Ending Soon

As Thailand’s real estate market continues it rebound, a handful of property tax breaks that proved successful in spurring sales in 2009, will soon come to a close. Developers will be motivated to sell eligible properties prior to the April expiration, and are likely to raise future prices to offset the greater tax burden. Thailand will not renew property tax breaks when they expire at the end of March as the economy is recovering and developers are returning to normal profits levels. The incentives, including a reduction in the property transfer fee, a cut in the mortgage registration fee and a lower special business tax, helped boost property sales which increased by 7% in 2009, officials said.

But now developers are warning that they will have to pass on the additional costs to buyers and prices will rise from April as a result.

The changes mean that the transfer tax, currently 0.01% will go back up to 2%. Certain vendors, including property developers will pay a 3.3% specific business tax, up from 0.11% and mortgage registration will increase from 0.01% to 1%.

These taxes affect completed property so the announcement will create an incentive for developers with unsold completed inventory to sell and transfer before the expiry date.

It is not expected to have a significant impact on off plan launches but it will affect developers’ profit margins as developers pay the specific business tax.

Some developers may increases prices to compensate for the extra tax but the volume of competing projects scheduled to be launched this year may keep prices roughly level for similar products in similar locations.

The increase in mortgage registration means that it will be more expensive for borrowers to switch lenders once special introductory interest deals expire.

Thailand’s biggest home builder, Land & Houses, said it will put up prices in April to take account of the higher tax charges. It also said it expects to report only single digit growth in net profit in 2010 due to the higher costs.

Without the tax breaks, the company will shoulder an additional cost of about 4% of sales. ‘Our bottom line will show single digit growth this year instead of double digit,’ said senior Executive vice president Adisorn Thananun-narapool.

Anantara's New Property in Thailand

Property developer confidence index hits record high 57.8

BANGKOK, Jan 16 (TNA) – Thailand’s property developer confidence index reached a record high of 57.8 in the fourth quarter of 2009, boosted by an increase in total sales, employment, and the launch of new projects, according to the Bangkok-based Real Estate Information Center.

Government Housing Bank president Kan Prachuabmoh, acting in his capacity as chairman of the centre, said the index rose from 55.8 in the previous quarter and 36.3 in the same quarter the year before.

Sales, employment and project launches increased, particularly in December last year when property developers accelerated project construction, consumers rushed to buy in response to sales promotion, and commercial banks stepped up lending because state-supported ownership fees and mortgage reductions were due to expire.

In addition, at that time property developers needed to speed the activities to close their balance sheets

He said the confidence index in the next six months will edge up slightly showing that property developers are confident the property sector will improve in the future as new developers gradually inaugurate new projects.

However, he allowed that spate of anti-government protests, fuel price fluctuations, and higher steel prices due to the substantial demand for steel in China remained key negative factors that need to be closely watched and understood. (TNA)

Thai developer predicts 30 per cent rise in revenues during 2010.

Thailand’s third largest developer has said it is aiming for a 30 per cent rise in revenues during 2010 as a direct result of rising demand.

Quality Houses is estimating revenues of Bt15 billion from 13 planned projects, according to Senior Executive Vice President Suwanna Buddhaprasart. The company has plans to build two or three mid- and high-end condominium projects during the next 12 months, with prices between Bt80,000 and Bt100,000 per square metre.

Ms. Suwanna added her company expects to book revenues from condominium projects of about Bt3 billion from two city-centre condominium projects that are expected to launch in the second quarter of the year.
